There are certainly some things to look at and make sure we won't have too many problems. I think there are a number of ways to get around any issues. What happens on a private residence is up to those who own the property. I think this is one of the reasons it would have to be a private club, members only. What consenting adults choose to do isn't illegal in a venue like a club any more than it is illegal in a private residence. The trick, as I understand it, is that the venue cannot be a public venue because then you run into public exposure and indecency laws. I could be wrong, and I would have to find someone who understands these kind of laws... the question is... who would actually know... lol.
You are correct, there will certainly be some challenges, but I think they can be worked through.
As for your idea of renting a house or something like that, I have thought about the same thing and it may be a good idea. Not a fix for what is needed in a club, but it is a start.

The Very Nicest Turndown - Tell US -
We have had our share of turn downs, but most we have found people just don't respond. From the few that actually took the time to respond I can't remember anyone doing more than saying no thanks.
We did save one response to a rejection letter we sent, the only one ever saved. She wrote an entire 1 page letter about how we should not judge books/people by the cover. It was quite a read. It was in response to one of our nicer rejecting letters where we politely pointed out we had no interest and suggested some swingers groups they might consider exploring (they were just started to explore the lifestyle). oh well.
Here's something Ive been curious about - - Well we have been doing this hmmmmmmmmm 15 years and don't consider ourselves to be Swingers either, not that there is anything wrong with that. And yes some of the singles we played with we don't even now consider them lifestyle or swinger just curious wanting to experiment so they did. The feeling we've gotten from chatting privately with people here is that a good percentage of swingers in Utah are indeed LDS, whether active or inactive. Appears too a good number are former LDS members cutting loose. With no judgement or disrespect to the LDS reading this, I find it fascinating.
